When Should I Schedule Furnace Maintenance Service?

It’s that time of year again when the leaves are changing color and the weather is starting to cool down. Soon you’ll be needing to crank up your furnace to keep warm. Before you do, it’s important to make sure that your furnace is in good shape. What’s Included in a Furnace Tune-Up?

Furnace maintenance includes a number of steps, such as a safety inspection, cleaning and adjustment of all parts, lubrication where necessary, and full diagnostic testing. It’s best to have this tune-up performed by a certified HVAC technician because they will have a trained eye to know what issues to look out for. During your furnace maintenance session, your technician will:

  • Thermostats are inspected to ensure correct communication with the furnace.
  • Electrical connections within the furnace are tightened to ensure safe operation and prevent wear that can cause components to fail prematurely.
  • Motor voltage and current are tested to ensure there are no defects.
  • Motor bearings are lubricated to prevent wear and tear within the furnace’s motors when appropriate.
  • For condensing furnaces, the condensate drain system is inspected for clogs and cleaned out to ensure proper removal of moisture from the unit.
  • All operational and safety controls are tested for correct and safe performance, checking the equipment’s start, run, and shutoff cycles.
  • The flue piping is inspected to ensure it is in good condition and that no clogs or disconnections could cause flue gasses to back up into the furnace.
  • The heat exchanger is inspected to ensure it is in safe and does not have any carbon monoxide leaks
  • Gas pressure, burner combustion, and ignition systems are tested and adjusted if necessary to improve performance.
  • The air filter in the furnace is replaced with customer approval.
